August 2017 is the seventh anniversary of Complete Procurement Services, LLC. Often thought a lucky number, seven years barely begins to scratch the surface of our experience. I started my purchasing career in August 2017 is the seventh anniversary of Complete Procurement Services, LLC. Often thought a lucky number, seven years barely begins to scratch the surface of our experience. I started my purchasing career in 1983 buying construction and maintenance repair parts for a large apartment complex. The first fourteen years of my career I worked on the wholesale side of construction maintenance and repair industry. This experience enabled me to transition to the hospitality industry. At the onset I purchased windows, doors, cabinetry, etc. for new hotel construction. I shortly started to procure all FF&E for both new construction as well as renovation projects. Thirty-four years later, I bring this wide-ranging extent of my experience to the table for all of my procurement clients.

In my twenty years in the hospitality industry, I have seen some interesting trends in the FF&E business. Early on, most FF&E was made domestically with some parts coming from China. Some of the advantages to this were shorter lead times and the ability to quickly provide replacements for items damaged in transit or incorrectly made.  There was a push following this time to purchase FF&E from China to spare cost, but lead times doubled. Replacing damaged or incorrectly made goods became time critical and costly. Most of the FF&E industry has moved off-shore with the exception of guest room carpeting and upholstered goods.

As China’s middle class has developed, the cost of goods they provide though still competitive, do not provide the same level of savings as in the past. Manufacturers are now looking to other developing countries such as Vietnam, Indonesia, and Africa for the next source of inexpensive products. Simultaneously, more and more manufacturers are starting to bring their production back to the US. I applaud this effort.

Here are some things to consider when undertaking a major renovation or new construction project:

  • product lead times
  • quality of goods
  • freight and tariffs
  • anti-dumping fines (specific to certain factories in China)

It is important to have representation in the states to assist with any installation issues and having an engineer from the factory on site to assist with the first several rooms to be sure installs are done correctly may be necessary. ROI is important if you plan to hold on to your investment for any period of time. Most franchisers have a standard schedule for remodeling which is seven to ten years on average. Be sure you are buying a well-built product that will hold up beyond that length of time. Top-notch procurement services will do this work for you.

It is an honor to be named in Hotel Magazine latest edition as one of the top purchasing companies in 2017.

In 2010 when I started Complete Procurement Services I had a vision to create a company that served not only the big hotel firms but also on the hotel level.  Many purchasing companies ignore the hotel capital needs as being too much bother for not a lot of money. About Us

Complete Procurement Services, LLC offers many facets of services.  We can work on a project in the early stages to consult with owners and the designers about manufacturers to look at specifying to get the best value, lead times and support. Many suppliers can quote a project, but have a hard time meeting a quality level or time frame that is required. The “after sale” aspect is also important as the GC may need to have a technical person be made available to help with questions or correct issues that may arise at the time of installation. This consulting can be a separate contract amount or if you award CPS the entire project up front I can incorporate it into the total package cost.

Secondly, if CPS is brought in to bid the product out to qualified suppliers, we work with the designers to offer them pricing on their specified supplier plus two alternate suppliers chosen by CPS to compete against.  At this point we offer side by side pricing analysis to show the owners the variations in the pricing, lead times (if any) and our recommendation as to who to award the project to.  If the budget is impacted too hard, CPS can work with the suppliers and the designers to value engineer a less expensive version of the designer’s vision. Owner gets the look and at a lower price.  We also offer up products from select manufacturers that offer very competitive pricing and shorter lead times.  This allows the owner the ability to not only meet their budget for FF&E but also get it in a quicker time-frame.

Project management is more than cutting a purchase order.  CPS works to set up accounts with various suppliers on behalf of the owners to see if terms can be given. Standard policy is 50% deposit and net 30 on the balance, depending on the owner’s credit history.  CPS then would release purchase orders to the suppliers and would start tracking the approval items (shop drawings, finish samples, cuttings etc.).  This tracking is a most vital component as the manufacturers lead times are based on deposits received, and all of the required items are approved in order for them to place the order into a production schedule. This report would be generated on a weekly basis.  At the onset of the project you will receive a bi-weekly project status report showing the various dates the suppliers have provided and/or updated on when they will be shipping the finished goods out.  Toward the latter stages of the project the reports will come weekly.

How to start.
Pull up any specifications, photo’s, measurements and a budgeted line amount and send it to us for review. We will give you an quote on our fee(s) and if an agreement is reached, CPS will reach out to various manufacturers to compete for your products. CPS will then send you a comparison report showing the pricing from each. Then we will work with you on discussing best supplier to use and then we will issue the purchase orders on your behalf. We act as “agent for” which means the product cost is NET and you are the owner of the product from day one.

Don’t worry if you do not have full specifications on some of your products. I can help narrow down brands, model numbers etc. if you have some basic information to provide me. Like dimensions and photo’s. I can also help you partner up with a designer to help get a better define scope of product that is “out of date” and needs to be brought up to current trends or to be able to transition between old and new schemes. let’s talk!
